LAND CONTRACTS - GRAND RAPIDS MICHIGAN

As a result of difficult lending environment in Michigan and the rest of the United States, land contracts have been a great alternative for financing a purchase of real estate. Land contracts are basically seller financing for a term to be decided by the buyer and seller. Typically a land contract has a term of 36 to 60 months with a down payment. During this term, the buyer pays the seller payments. At the end of the term, typically the buyer has equity and a payment history to obtain traditional financing and pay-off the balance of the land contract.

Land contracts can be a great opportunity for buyers and sellers to close a deal that otherwise could not happen because of difficult lending requirements by banks. In Michigan, if there is a default, the process of foreclosure is much shorter than the traditional mortgage foreclosure process. Typically 60 days. Krupp Law Offices represents both buyers and sellers and can negotiate, prepare, and file land contracts on your behalf. Call for a free phone consultation at 616-459-6636.
